  • How does a Flat Fee Listing work?
    It works the same way a traditional 6% listing would work. The only difference is that you pay less for those services. Whether you choose a Full Service Plan or a Limited Service Plan, you’ll save more money with Canfield Realty Group than another other flat fee Broker, plus you’ll get more in return. My sales production, Zillow Reviews, and Better Business Bureau A+ rating, bear that out.
  • How can you sell my property for less than a traditional real estate firm?
    Most real estate agents are on a 50/50 or 60/40 split with their broker. That means their broker gets 40%-50% of that commission. Since I’m the Broker, I don’t have to split my commission with anyone. I pass that portion of the commission on to you, the consumer. That’s one of the reasons I sold 98 homes in 2017 and over 100 so far in 2018.
  • Will I get fewer services from your Flat Fee Listing programs than I would get from a traditional 6% listing company?
    Absolutely not. In fact, in most cases, you’ll get more. Canfield Realty Group provides a professional real estate photographer to photograph all of my Full Service Listings. A lot of agents simply use their iPhone for the photos for their listings. The better your pictures look on the internet, the more showings you’ll have. More showings usually equate to a faster sale.
  • Will agents refuse to show my property if they only get a 2.5% commission?
    No. Buyers searching for homes usually find properties online. They send a link to their agent for the houses they want to see. If an agent tells their client they can't show a property, a buyer asks, "Why not?" If the agent tells a buyer it's because they only get 2.5%, they would be fired on the spot.
  • What is the MLS?
    The Multiple Listing Service is one of the greatest marketing tools ever invented for selling your home. You not only get increased exposure, you’ll also get exposure to all real estate agents who are members of the MLS, as well as exposure on Realtor.com, Trulia.com. Homes.com, Zillow.com, and over 80 other national search engines.
  • How long have you been in business?
    Over 40 years.

    Absolutely not. What you see is what you get.

    I have 124 5-star reviews through 10/1/2018. More than any other flat fee broker, or agent in Kentucky.
  • What if I have questions before, during or after I decide to list my home with you? I am available virtually 365 days a year by phone, text or email.
  • How long does it take to get my house listed on the MLS?
    It can be listed and on the MLS in 24-48 hours.
  • Do Open Houses really work? Absolutely. I’ve sold over 500 homes with open houses over my career, including 65 in 2017 and 2018. Some agents will tell you Open Houses are a waste of time. Those are agents who don’t want to work on weekends.
  • Do you personally attend the Open Houses?
    Yes I do.
  • What if another real estate agents sells my home?
    On a Full Service plan, you will pay a total commission of 4%, 2.5% commission to the other agent (the selling agent) and 1.25% to me. On the Limited Service plan, you would pay a total of 3% commission, 2.5% to the other agent, and .5% to me.
  • How much do you charge in addition to the commission?
    On a Full Service Listing, there are no other fees or charges. On a Limited Service Listing, the only other cost would be a $495.00 Administration Fee, due at closing. No closing, no fee.
  • Will I get a better price for my home if I do a Full Service Listing rather than a Limited Service Listing?
    Usually, yes. Almost half of my homes are sold from Open Houses. Canfield Realty Group can do a better job of communicating a home's value with potential buyers than can a homeowner. Also, most buyers, especially first time home buyers, would rather deal with a Realtor than directly with a seller.
  • How long did it take to receive an accepted contract on your 2017 and 2018 sales?
    23 days was my average for 2018. The average across all agents is 57 days.
  • How close do you usually get to list price on your sales?
    In 2018, my average sale price was 99.14% of list price. The average across all agents was 96.5%.
  • What is the average sales price of your homes?
    In 2018, my average sales price was $311,979.00. The average across all agents was $214,125.00.
