  • What is a Flat Fee + Full Service MLS Listing?

    This is the same type of listing as you'd normally get from a traditional real estate company, but you'll pay much less for my service. This is not a Limited Service Listing or a Discount Listing. This is a full service listing that you'll pay much less for.

  • How does this work?

    It works the same way a traditional 6% listing would work. The only difference is that you pay less for those services. When you choose my Flat Fee + Full Service MLS Plan, you’ll save more money with Canfield Realty Group than any other full service Realtor in the Louisville Metro Area, plus you’ll get more services also. My past sales production, Zillow & Google Reviews, and Better Business Bureau A+ rating, bear that out. I have been the top selling agent in the Louisville Metro area for the last 5 years, averaging over 100 sales per year.

  • How can you sell my property for less than a traditional real estate firm?

    Most real estate agents are on a 60/40 or 75/25 commission split with their broker. That means their broker gets 25%-40% of their commission. Since I’m the Principal Broker, I don’t have to split my commission with anyone. I pass that commission savings on to you, the consumer. I offer the best value for any Full Service Listing Plan in the Louisville Metro area. That's one of the reasons I sell so many homes.

  • Will I get fewer services from your Flat Fee + Full Service MLS Listing program than I would get from a traditional 6% listing company?

    Absolutely not. In fact, you’ll actually get more. I'll provide you with an Appraisal from a licensed real estate Appraiser, plus I'll have your home professionally measured. You'll also get your property professionally photographed. The better your photographs look on the internet, the more showings you’ll have. More showings usually equate to a faster sale, and more money for you.

  • Will agents show my property if they only get a 2.5% commission?

    Absolutely. Buyers searching for homes usually find properties online. They send a link to their agent for the houses they want to see. If an agent tells their client they can't show a property, a buyer asks, "Why not?" If the agent tells a Buyer it's because they're only getting a 2.5% commission, they would be fired on the spot. If agents didn't show my listings, I couldn't have been the top selling agent in the Louisville Metro area for the last 5 years. This is not an issue, as more and more agents are starting to offer this.

    The Multiple Listing Service is one of the greatest marketing tools ever invented for selling your home. You not only get increased exposure, you’ll also get exposure to all real estate agents who are members of the MLS, as well as exposure on,,, and over 90 other national search engines.

  • How long does it take to get my house listed on the MLS?

    It can be listed on the MLS in 24-48 hours.

  • Do Open Houses really work?

    Absolutely. I’ve sold well over 500 homes holding open houses, especially in the last 3-4 years. Some agents will tell you Open Houses are a waste of time. Those are agents who don’t want to work on weekends. Buyers love the informality of walking through an Open House. They can stay for 5 minutes, or 2 hours if they'd like.

  • Do you personally attend the Open Houses?

    Yes I do.

  • What if another real estate agents sells my home?

    On my Flat Fee + Full Service MLS Listing plan, you will pay a total commission of 4%, 2.5% commission to the other agent (the selling agent) and 1.5% to me. There are no other charges or fees.

  • Do you charge an Administration Fee like some Real Estate companies?


  • Are there any other advantages to a Seller if I list with you, rather than listing with a traditional real estate company?

    Yes. Since you're paying a lower real estate commission, you'll net more money than with a traditional listing. The higher your properties price, the more money you'll save. In the last 5 years I've saved my Sellers over $3 million dollars.

  • How long does it take to receive an accepted contract on your listings?

    In most every instance, I'll sell your home the day it's listed for over asking price. There is no better time than now to sell your property.

  • How close do you usually get to list price on your sales?

    On all of my recent sales, I have been able to get Sellers above asking price. Most time substantially over asking price.
